There's More to Selling Your Home than a "For Sale" Sign In Your Front Yard: Beware.
Even if a simple sign in your yard did produce a buyer knocking on your door, how will you handle the following questions:
- "How does your home compare to others like it?"
- "How did you determine the fair market value of this property?"
- "What about financing? Can you help?"
- "If I make an offer, who will draw up the paperwork?"
- "Why aren't you using a RealtorŪ? Is there something wrong with the property?"
- "Since you aren't using a RealtorŪ, we can take their fee right off the top, right?"
Selling your home is one of the most important financial transactions you will make in your life. Don't take risks. Selling your home is nothing like selling a car. Every home is different, and every homebuyer wants to offer you as little as possible. How do your determine the real market value?
Almost all homes are sold using a RealtorŪ. As a top Malvern, Paoli and West Chester real estate professional, it is my job to help you negotiate with all those buyers who want something for nothing. Not to mention preparing your home for sale, marketing it locally and even nationally, and guiding you through the complex paperwork and pitfalls of escrow and closing. Make sure you are really ready to handle all of that before pounding that sign into your front yard. Errors can be extremely costly.
Remember: Buyers want to offer you as close to nothing as possible! While that "For Sale By Owner" sign might sound like a good idea, it usually means a different thing to buyers: "Try to steal this one."
If you must sell your own home, at least let me give you a sense of its true market value. Tell me a bit about your home, and I'll do a quick Comparative Market Analysis and let you know what I feel it is worth. I'll also describe, as an experienced, top Malvern, West Chester, Exton, Devon, Berwyn, and Paoli RealtorŪ, how I would market your property. This is free, with no strings attached. Simply fill out the form and I will quickly get back to you...
Home Owner Concerns
Flood Plain Selling your home means you have to, by law, disclose all issues that may have an impact on the Buyer. One thing that folks usually don't think about, is whether your home is located in, or has been recently designated as a flood plain. Here is a link from FEMA (Federal Emergency Management Association) that can help you determine the history of your current home as well as to check out your new home.
Asbestos You should check into whether your home has asbestos as well. The government provides a great website to get you up to speed with what you should know about asbestos and the effects asbestos can have on people (children especially). Visit this link http://www.epa.gov/asbestos/pubs/pubs.html for more information.
Air Quality Many sources can affect the quality of the air inside your home: oil, gas, tobacco products; building materials and furnishings that may contain, asbestos, household cleaning products and even your central heating and cooling systems and humidification devices. Also, outdoor sources such as radon, and pesticides. Learn more about Air Quality and what you can do to improve your air quality here.

Working With An Agent >Target Marketing
As soon as the listing agreement is signed, your real estate agent will begin the search for a buyer for your home. This means directing agents marketing efforts to target groups of individuals who are likely to be attracted to the amenities offered by your home and neighborhood.
If your property is near a new office park, your real estate agent will look there for prospects who want to live near their work place. If it is an historic property, the local preservation society may have a publication in which to advertise. Your agent may call or write to the neighbors who may know someone who would be attracted to your home. When your home is being marketed professionally, your agent will do a lot more than just feed the listing into the MLS and place an occasional ad.
